Wagon Wheel
At Wagon Wheel, the original 70-acre site was approved under a Specific Plan that allowed 1,500 units concentrated in two high-rise towers with surrounding low-density neighborhoods. Working with the developer, Oakwood Development, and the City of Oxnard, we revised the plan with Specific Plan Amendments to remove the towers, redistribute density more evenly across the site, and relocate amenities for greater usability. These updates required close coordination with multiple design teams to address design, engineering, and mitigation challenges, given the site’s location next to a freeway and arroyo. The result was a more practical and commercially viable project that also improved urban character and walkability.
